Thanks to its hilly position, the villa also benefits from the mild climate of these areas, with breezes mitigating the humid summers while the winters are not particularly cold. Villa Il Montino is a typical stone farmhouse that has been finely restored while respecting the characteristics of the structure with the recovery of original materials, as can be seen in the natural stone floors and the exposed wooden ceiling beams, keeping it in perfect harmony with the surrounding environment. Interior:
The villa has three floors. The main door leads into the ground floor entrance hall with guest bathroom and cloakroom. The hall leads, down a few steps, to the open-plan living room, with TV and fireplace, and dining room, connected to the outdoor living area via a French window. At the end of the living room, a few steps lead up to the built-in kitchen, with pantry, which leads directly out, via a French window, to the external dining area. The kitchen is also accessible from the entrance hall. The spiral staircase in the entrance leads up to the first floor with double bedroom with ensuite bathroom with tub and another double bedroom with terrace and ensuite bathroom with shower. The spiral staircase continues up to the second floor, with two double bedrooms with shared bathroom, accessible from both bedrooms via double doors. The property includes a laundry with washing machine and sink, located in a room behind the villa, accessible from the outside.
Park:
The 600 sq m park surrounding the villa is full of typical Mediterranean scrub, elegantly dotted with different species of plants, conferring a delightful aspect on the area. Set amongst the vegetation are cypresses and holm oaks, almond, olive and strawberry trees that harmonise nicely with the shrubs and hedges to naturally delimit the garden and its various areas. Elements of note in the garden are the colours and scents of lavender, rosemary and juniper. The garden follows the terraced conformation of the land, on various levels, transforming it into a place to be explored on several planes. The lower level of the garden is accessible from the parking area, located right after you pass the stone boundary wall, planted with lawn and bordered by hedges and various tall trees. A flight of stone steps, or a path across the lawn, leads to the garden at the level of the house with a patio equipped with all comforts for outdoor dining and a built-in gas barbecue. Adjacent is another terrace used as an outdoor lounge with a comfortable sofa and umbrella, where you can admire the beautiful view over the surrounding hills that extend to the sea. Continuing along the perimeter of the house, in the part in front of the living room, is an elegant vine-covered pergola with a cosy shaded area, where you can relax and enjoy the quiet of the place. The natural difference in height of these two levels is almost imperceptible thanks to the rosemary plants that unite the two planes. The upper level of the garden is occupied by the swimming pool, which can be accessed from the rear of the house, up some stone steps or via a pathway from the main entrance. The highest part of the garden, accessible via a flight of stone steps, consists entirely of the olive grove, where you can stroll and relax among the greenery.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The swimming pool is located at the rear of the villa, on the intermediate terrace, and is reached up some stone steps or along the path from the main entrance. The surrounding vegetation defines a snug and, at the same time, modern and variegated area with large hedges of rosemary. The pool has a particular bottle shape, measuring 18 x 6 m with the depth varying from 1 to 4 m, and is lined in SICIS mosaic and has chlorine purification, internal lighting, a ladder and Roman steps for access to the water. The solarium area, paved in rough stone and teak wood, is equipped with comfortable sunbeds, umbrellas, armchairs and a hot and cold-water shower The pool area is also served by an annex with bathroom and changing room. The pool is open from the last Saturday in April until the first Saturday in October.
