Externally it is covered with local stone and internally the lava stone, the travertine from the Saturnia quarries and the precious mosaic are beautifully mixed in a refined choice of minimal, essential modernity, designed to offer maximum comfort for a spectacular vacation. The spacious interiors are a riot of light, enhanced by the large windows of the living area and the panoramic bedrooms that have private bathrooms; the first two floors are equipped with a comfortable and luxurious elevator. The very special and well-kept garden, terraced on several levels with natural wood flooring, houses the outdoor dining area, the delightful infinity pool internally covered in mosaic and the living area from which you have a beautiful view of Punta Ala and the crystal clear sea that shines on the horizon. But the real jewel of Villa Le Mandrie, where quality standards achieve rare excellence, is undoubtedly the wonderful wellness room with the large Jacuzzi tub and the Turkish bath, both covered in mosaics of various fantastic shades and reflections ranging from copper, bronze and gold. It also has a very long beach, which is accessed from the vast pine forest and which offers an excellent solution for those looking for a holiday surrounded by nature. Punta Ala is ideal as a starting point for itineraries to discover the famous surrounding beaches, for example in Castiglione della Pescaia, or to go inland to discover small villages. Essential services and shops are just 1 km away.

Interiors: The four floors into which Villa Le Mandrie is divided are connected to each other internally by a particular staircase in lava stone and glass. The ground floor (where the double garage is located), the first and second floors are also connected by an elevator; the second and third floors have, in addition to the internal staircase, their own direct access from the garden. From the parking area, through the external pedestrian gate, climbing 35 steps, you arrive at the front door of the property that opens on the first floor where there is the living area consisting of a large open space with TV room (the fireplace is ornamental), living room and dining room connected to the kitchen with central island. The large windows overlook the large habitable terrace, furnished with table, chairs, sofa and mobile barbecue. From the living room, going down 16 steps, you reach the first floor, which houses the wellness room equipped with a jacuzzi with cold water (2.70 x 1.80 m) and a Turkish bath. The floor is completed by a bedroom with a double sofa bed and en-suite bathroom with shower. Going up 17 steps from the living room to the second floor, or through two external stairs in the garden, you access the third floor which houses the sleeping area consisting of a double bedroom with a large panoramic terrace with an en-suite bathroom with shower, a double bedroom with an open bathroom with bathtub (covered with sliding shelf), shower and double sink, a double bedroom with direct exit, through a French window, into the garden at the back of the house, with en-suite bathroom with tub, double sink and shower and to complete the floor, a single bedroom (with 1.20 m wide bed) with direct exit through a French window into the garden, with en suite bathroom with shower.
Park:
Villa Le Mandrie is located in a residential area 86 m above sea level, immersed in a wonderful natural landscape and is surrounded by a 500 sqm private garden that is spread over several decked terraces that follow the natural slope of the land, embellished with flowering plants, evergreen bushes and contrasting flower beds with white pebbles. In front of the large windows that open on the first floor, there is an outdoor dining area, a seating area and a mobile barbecue. To complete this idyllic picture, strategic plays of light create suggestive atmospheres at dusk. The parking area with 2 parking spaces and 2 parking spaces in the garage is located in front of the pedestrian gate on the ground floor of the property. N.B.: Please note that the photographic services are usually carried out in spring, so the colors and blooms of the gardens, lawns and parks may be different when you enter the villa.
Pool:
The rectangular-shaped infinity pool occupies a terrace located on the second floor in an extremely private position and enjoys an open view of the hilly landscape that crowns the horizon. It is about 10 meters from the living room and can be reached by a staircase of 7 steps. The tub has an outer edge and internal mosaic covering in various shades of gray and is protected on two sides by long windows. It measures 11 x 3 m, has a constant depth of 1.40 m and is purified with chlorine. The pool is equipped with lighting both inside and outside the pool and access to the water is via a staircase of 5 mosaic steps. On the terrace there is an elegant sundeck area paved with deck, furnished with sun loungers, umbrella and a shower with hot and cold water. The pool is open from the last Saturday in April to the first Saturday in October.
Pets: Yes (medium size). €50.00 per week per pet to be paid locally. The admission of animals to the facility must be authorized in advance by the owner after communicating the number of animals, size and breed.
