Montepietraia and San Martino Country House is a complex of two independent villas, framed by a well-kept park and immersed in a vast olive grove of the L'Olivaia Farm, very suitable for families or groups of friends who want to spend relaxing days together in company, but safeguarding their privacy in defined spaces. As in a tiny village, a central square unites and separates the two structures, both tastefully furnished and equipped down to the smallest detail to ensure full comfort and functionality for guests. Montepietraia is the largest villa, with 5 bedrooms and large common areas. San Martino, about 15 m away, is on one level and houses 4 rooms. In the large garden they share, overflowing with scents and colors, there are many common areas for recreation and relaxation: the porch for outdoor dining, the living areas with gazebos for relaxing in the shade and two equipped pools. The property is located at the center of a system of lakes (Bracciano, Vico, Martignano, Monterosi), in the landscape of Tuscia Viterbo, a vast area located north of Rome, of great natural value, and which houses a historical, archaeological and artistic heritage of absolute importance. The location is perfect, the capital is about 40km away and there are numerous tourist resorts in the surrounding area to explore: Lake Bracciano, overlooked by suggestive medieval villages, the Etruscan settlements of Tarquinia, Viterbo, the “papal city”, famous for its thermal waters. The excellent road connections allow you to quickly reach the wonderful beaches of the Tyrrhenian coast. L'Olivaia is a certified organic and D.O.P. Tuscia company. It extends over the Tuscia hills, between the Roman amphitheater of Sutri and the ancient Via Francigena, at the center of four volcanic lakes that determine optimal soil and climate conditions for the development of the olive tree. The olive grove covers about 20 hectares with more than 7000 olive trees and is organized by fields and cultivars in order to allow the separate collection of Leccino, Frantoio, Maurino and native cultivars including Caninese and Bolzone, following their different maturation. English roses, planted at every start of the row, restore color and fragrance to the fields and indicate the different cultivars. The farm's activities take place in areas that do not disturb the quiet of homes. In the months of October, November and December, the olives are harvested in which it is possible for guests to participate and get the equivalent of the olives collected in oil, pressed in the Tuscus family mill in nearby Vetralla. The villas are located a few steps from a prestigious golf center, characterized by two golf courses (with 18 holes) of enormous quality and international fame: it is the Le Querce Golf Club, headquarters of the Italian Golf Federation that borders the property and is within walking distance; a true paradise for golfers and for all those who love to have healthy outdoor fun!

Interiors:
MONTEPIETRAIA. The villa, with 10 beds, is spread over 2 levels. From the main entrance on the ground floor there is access to a large hall: on the left the living room and the billiard room, on the right the dining room, a closet and a guest bathroom. The master bedroom (suite) consists of a bedroom with a double bed, a private sitting area, a large wardrobe and a walk-in closet, a bathroom with shower and a bathroom with a bathtub. A corridor leads to the double bedroom (with joinable beds). Continuing down the corridor, you enter the office that overlooks the large porch equipped with a dining area and an area with sofas. To the right of the office there is a large kitchen with an exit to the conservatory. The first floor can be reached both by an internal staircase and by two external stairs (one is located on the side of the ground floor entrance, while the second is located to the right of the large porch and leads to an entrance with a double hall). Here there is a double bedroom with en-suite bathroom with shower, a twin bedroom with joinable beds, an additional double bedroom with fireplace and, finally, two bathrooms with shower. The floor is completed by a large living room. SAINT MARTIN. The villa, with 8 beds, is spread over one level on the ground floor. In front of the entrance that leads to the corridor with the bedrooms there is a large and very bright living room, with large windows, kitchenette/bar, sofas, satellite TV and fireplace, in an open space with a double bedroom (with French bed), served by a bathroom with shower. The corridor leads to a double bedroom with en-suite bathroom with bathtub, to a twin bedroom (with joinable beds), with en-suite bathroom with shower and to the kitchen with dining area, fireplace and direct access to the outside through French windows. Finally, the kitchen leads to the last double bedroom with wardrobe area and en-suite bathroom with shower.

Park:
The park is divided into several levels and is surrounded around the perimeter by a vast olive grove. A large centuries-old oak shade an Art Nouveau gazebo equipped with armchairs and sofas and surrounded by roses and rhododendrons. On the English lawn surrounding the villas, valuable varieties of hydrangeas, azaleas, agapants of various colors are cultivated. The lawn is bordered on one side by a wrought-iron greenhouse and an equipped terrace and on the other side the square with trees and a large flower bed of roses in the center. You can see the wooden structure of the “Sorrentino” orange grove, a particular greenhouse for sheltering citrus fruits. A spacious porch in front of the garden and pool is the ideal place to relax and to savor the culinary delicacies of the area (not far away there is a brick structure with barbecue and sink). The property has private covered parking, located right in front of the main entrances of both villas. N.B.: Please note that photo shoots are usually carried out in spring, so the colors and blooms of the gardens, lawns and parks may be different when you enter the villa.
Pool:
There are two swimming pools (open from the last Saturday of April to the first Saturday of October) available to guests, in the garden right in front of both villas. The main one consists of two pools connected by an infinity edge. The first measures 8 x 3.5 m with a depth varying from 1.20 m to 1.80 m and is characterized by the presence of 6 fountains. The second is 8 x 5 m with a uniform depth of 1.20 m. The pool is covered with white PVC and the entrance is through a ladder. The surrounding area, characterized by an English lawn, is equipped with deckchairs, sun loungers and smoking tables. The second pool, rectangular in shape and equipped with a ladder for access to the water, measures 5 x 12 m and has a uniform depth of 1.20 m. It is internally lined with PVC and is purified with chlorine treatment. All around the sunbathing area, paved in terracotta, is equipped with sun loungers, deckchairs, a gazebo with armchairs and an outdoor dining area (with umbrella, table and chairs). The pool has a solar-heated shower.
