Casa Elia has been recently renovated with materials of typical Tuscan taste with the addition of the best mod cons, all in an exclusive setting. The exterior walls are in stone while precious local terracotta tiles cover the floors and the vaulted ceilings of the living area and bedrooms, all with air conditioning and simple furnishing that has subtle hints of Provenรงal style that confer character and vivacity to the rooms without making them too heavy. The beautiful rural countryside can be seen from the many windows of the house, from the terrace and from the well-maintained green park, a perfectly liveable outdoor area with pool and private parking area. The location combines all the advantages of a cosy, modern house on the enviable border between Umbria and Tuscany. It is one of the most fascinating areas of Tuscany, deep in the province of Siena which has always been known for its history, art, food and wine, for its natural beauties which include UNESCO World Heritage sites such as the Val d'Orcia and for the large number of spa resorts that boast numerous thermal baths and wellness centres. The area is well connected by the railway station and motorway exit of Fabro (no more than 10 minutes away) which will take you to Orte, Perugia, Siena, Arezzo and many other unique attractions. About 150 m from the property there are a synthetic grass tennis court and a soccer field.

Interior:
The villa has two floors connected internally. The ground floor entrance leads directly into a small hallway onto which open a large living room with kitchen, dining area and access out to the terrace, a double bedroom with a toilet. A travertine staircase leads up to the first floor composed of a twin bedroom with joinable beds, a bathroom with shower and a with ensuite bathroom with shower.
Park:
The house stands in a property of 5.000 sq m and has a 1.500 sq m garden, completely enclosed by a fence, at its disposal. The house is set at the top and, given the morphology of the sloping terrain, on the terrace communicating with the kitchen, which is equipped with a large table, chairs, umbrella and movable barbecue, you can dine outdoors and enjoy the view of the countryside and the garden with its explosion of colour between bushes of lavender, rosemary, sage and other herbs, apple, pear, peach, persimmon and olive trees, oaks, large lawn areas and quiet nooks with benches. From the automatic iron gate a brick-paved ramp leads to an open air parking area.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
On a slightly lower level with respect to the basement, the fenced pool is just 25 m from the house. A few steps lead down to it from the basement while from the ground floor it is reached via a short flight of steps at the side of the terrace. It has an irregular โkidney-beanโ shape and measures 11 x 8 m with the depth ranging from 1.40 m to 2.20 m; it has salt purification, a steel ladder for entry to the water and internal lighting. Entirely enclosed by a wooden fence, the 150 sq m solarium area is partly grass while the rest is covered in terracotta tiles and it is provided with sunbeds and a gazebo with armchairs, an outdoor hot and cold-water shower. The pool is available from the last Saturday of April to the first Saturday of October.
Pets: On request. โฌ 50,00 per animal per week to be paid on site. Acceptance of animals to the facility must be previously authorised by the owner upon communication of the number of animals, size and breed.
