In the lovely natural context of the upper Tiber Valley, an unspoilt area of Umbria close to the border with Tuscany, stands Casale Roteto, a characteristic country house surrounded by half a hectare of fenced park and finalized in the '80s by the owners, experts in the restoration of rural buildings. Natural materials typical of the area were carefully chosen, both for the external finishes, like the stone for the façade and the pool area, and for the interior rendered warm and cosy by the warm tones of yellow ocher and sienna, by the fine travertine of the floors and the wooden beams and terracotta tiles for the high ceilings, by the traditional built-in kitchen and antique sandstone fireplace. In addition, the portico for alfresco dining and the large pool surrounded by a well-kept flowering garden make this house the ideal place for a pleasant and relaxing vacation, close to some of the most beautiful Umbrian and Tuscan towns of historical and cultural significance such as Perugia, Assisi, Anghiari, Cortona and Arezzo. Services and shops for basic needs, open also on Sunday morning, can be found in Bivio Canoscio and Bivio Lugnano (2,8 km) and in Trestina, a 5-minute drive away.
INTERIOR
The house is on one level, slightly raised in respect to the garden. The main entrance is at the back and goes into the brightly-lit dining area, with large panoramic window, communicating with the kitchen on one side and with the sitting room with fireplace and TV, furnished with sofas and armchairs, on the other. From here you go to the guest bathroom, to the portico and to the sleeping area composed of a double bedroom with en-suite bathroom with shower, a twin bedroom with joinable beds and en-suite bathroom with shower, and a large double bedroom with en-suite bathroom with tub and direct access to the garden.
Air conditioning only in the bedrooms.
PARK
The completely fenced-in property, covering about half a hectare, is surrounded by cultivated fields and bordered by tall trees; it is accessed along a short gravel drive and then through an iron gate that opens directly into the spacious parking area, shaded by large oak trees. From here, a stone-paved path and a few steps lead to the cool portico adorned with fragrant bushes of rosemary and furnished with table and chairs for outdoor dining and relaxing moments while enjoying the view over the surrounding hills. All around the house is a level green lawn, well maintained and embellished with lavender and roses, holly, linden and olive trees, cypresses, strawberry, apple and pear trees, which then goes down a paved path to the terrace with the large swimming pool and gazebo in wrought iron and fabric with seating area.
SWIMMING POOL
Down a few steps from the house and then along a 50-metre paved path, we come to the pool area, set on a panoramic terrace overlooking the valley and partly protected by tall trees. The wonderful stone dominates in the finishing touches of this whole area and, in fact, it has been used not only to delimit the garden above and to clad the border and solarium area but has also been used inside the pool, half of which is covered by it. The rest is lined in sand-coloured PVC with Roman corner steps for access to the water. The rectangular pool, measuring 12 x 6 m with the depth varying from 1,20 to 2,40 m, has chlorine purification and external lighting. It is equipped with sunbeds and a gazebo in iron and fabric with seating area. 20 metres away, down a few steps, is a small portico with a cold-water shower, washbasin and toilet. The pool is open from the last Saturday in April to the first Saturday of October.
