Villa Carmeli is located in the Lazio countryside on the border with Umbria and very close to Tuscany, 20km from Orvieto. The villa is a three-storey stone farmhouse with heavy walls softened by the light blue finishes of the fixtures that bestow a Provençal contamination on the typical 20th century Italian farmhouse. The renovation of the property has respected the original plans and architectural features with round vaults, terracotta floors and exposed chestnut beams. The contemporary taste of the owners has given the house large, warm and welcoming spaces but with a minimalist style that renders them perfectly functional for a holiday with family and friends. The ground floor features the large open-plan area with kitchen, dining room, living area and TV room with direct exits out to the pergola and to the pool. Thirty metres from the villa is the annex designed with the same characteristics as the villa, thus ensuring guests the same level of comfort and services as the main building. The annex is also accessible for people with disabilities. Villa Carmeli is perfect for those in search of privacy, relaxation and tranquillity but also for enthusiasts of trekking, horse riding and fishing with various equipped nature trails that flourish in this area. The geographical position allows guests to easily visit the most renowned cities of art and the most beautiful towns of central Italy such as Orvieto, Saturnia, Pitigliano, Bolsena Lake, Todi, Montepulciano, Montalcino, Pienza and, just over an hour away, Siena and Rome. 8 km from the villa is the town of Acquapendente with all necessary shops and services.

The entrance on the ground floor opens onto a hallway with a terracotta and brick staircase that connects all the floors and which leads to a room with ping-pong table and to the large open-plan area with fully-eqipped kitchen with worktops, large dining table, fireplace, living area with sofas and the room with Smart TV. This is the heart of the house: a large, brightly-lit room, with high ceilings and attractive lighting and with direct exits out to the garden, to the pergola with barbecue and dining table, and to the steps leading to the pool. The ground floor is completed by a bathroom with shower and a laundry room. The first floor is composed of a double bedroom with one extra single bed and ensuite bathroom with shower, and a twin bedroom with ensuite bathroom with tub. The second floor consists of a twin bedroom with one extra single bed and ensuite bathroom with shower, and a double bedroom with Smart TV and ensuite bathroom with tub. All the bedrooms are air-conditioned with independent control units and wardrobe space. The bathrooms do not have bidets. ANNEX: accessible to people with disabilities. Just one floor. Park:
The unfenced park (10,000 sqm) of Villa Carmeli is situated in a semi-hilly stretch of countryside characterised by oaks, cypresses, walnut and olive trees, lavender, box and mixed lawn (600 sq m). Past the entrance gate, a short dirt road in good condition leads to the parking area in front of the pergola and the swimming pool, consisting of four uncovered parking spaces. The vegetation is typical of this Umbria-Lazio area, characterised by arable land that in summer tinges the surrounding landscape with yellow and ocher, and by species of the undergrowth such as wild asparagus, dog rose, butcher's broom, hawthorn, juniper, holly, bay, strawberry tree and blackthorn. Fruition of the property and its appurtenances is facilitated by gravel paths and stone steps. In compliance with the environment and with current regulations, the property has door-to-door separate waste collection. N.B.: It should be noted that photo shoots are usually made in spring, therefore the colours and blooms of the gardens, lawns and parks may be different at the time of your entry in the villa.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The swimming pool is located on a lower terrace with respect to the villa which is about 20 metres away. It is reached down eleven steps in terracotta from the pergola and from the open-plan living area, or across the lawn from the parking area at the end of the drive. Measuring 4 x 10 m with a constant depth of 1.40 m, it is lined in resin and has chlorine purification, internal lighting and a metal ladder for access to the water. The solarium, in porous terracotta and lawn, is equipped with sunbeds and umbrellas. There is a solar shower. The pool is open from the last Saturday in April to the first Saturday in October.
