Located on the outskirts of Incisa, and about 2 km from the prestigious The Mall outlet and small urban centers scattered around, the villa is located in the heart of one of the most beautiful and varied landscapes in Tuscany, in the Valdarno Superiore area, between the Pratomagno ridge and the nearby Chianti region, a short distance from Florence and Arezzo, and a few kilometers away from the Autostrada del Sole and the main tourist resorts of Tuscany (the villages of Chianti, San Gimignano, Siena and all the renowned valleys that cross it). Here it will be possible to savor the delicious and authentic Tuscan food and wine products, to visit the beautiful natural reserves of Sant'Antonio and Vallombrosa and the suggestive area of the Balze with excursions on foot and by bike.

Interiors:
Villa Leonardo is divided into three levels and an attic and, thanks to the layout on a terraced plot, allows access to the outside even from the first floor. The main entrance is located on the ground floor and leads to a large hallway with seating area; dining rooms are located on two sides of the hallway. Continuing on, there is the professional kitchen and, finally, two double bedrooms (with windows without a view), both with en-suite bathrooms with showers. The floor is completed by a service bathroom and a laundry room. On the first floor, which can also be reached directly from the outside through an entrance at the back of the house, there are four double bedrooms and a twin bedroom (with joinable beds), all with a private bathroom with shower, and a suite; the suite has, on the floor level, a large living room with access to the outside, while upstairs, accessible by a flight of stairs, there is a double bedroom and a twin bedroom (with joinable beds) that share a bathroom with shower. From the internal staircase you reach the second floor on which there are four double bedrooms, each with private bathroom, three with shower and one with bath and en-suite shower. Finally, the attic houses a double bedroom with bathroom with shower and a double bed in a room with a 1.30 m high ceiling. The latter room has a bathroom with shower. In the four larger bedrooms it is possible to add a single bed. OUTBUILDING. A few meters away, near the pool, it houses a suite with a sitting area, a double bedroom and a bathroom with shower.

Park:
The property's vast and lush park is spread over two terraces in front of the entrances to the villa (on the ground floor and first floor) for a fenced perimeter of about 6000 square meters, of which about 4000 of lawn area on which more than 1300 plants and tall trees are distributed. The garden, with its large equipped spaces, is characterized by a constant breeze and lends itself to letting guests immerse themselves in the most peaceful relaxation with the complicity of the beautiful countryside that surrounds it (the proximity of the Autostrada del Sole is hidden by the rich vegetation even if it can happen, in the presence of special climatic conditions, that you can hear its echo in the distance). In the immediate vicinity of the villa's entrances, there is a veranda equipped for outdoor dining and a seating area. The porch with sofas and tables, which develops in front of the annex and overlooks the pool, is an attractive location to enjoy an aperitif at sunset. The parking area is located immediately after the entrance gate, near the main entrance, and can accommodate up to 14 cars. N.B.: Please note that the photo shoots are usually carried out in spring, so the colors and blooms of the gardens, lawns and parks may be different when you enter the villa.
Pool:
The suggestive pool area, facing south and in a panoramic position, is located a few steps from the annex and about 20 m from the villa, from which it can be reached by crossing the garden and along a paved path lined with flowering bushes. In the large stone surface, which soon leaves room for a very green lawn, the solarium is equipped with sun loungers, deckchairs, umbrellas and tables, at the center of which is the rectangular pool, 6 x 12 m wide and 1.50 m deep. The tub is covered in PVC, equipped with a Roman staircase and room, internal spotlights, and purified with salt treatment. Available are a shower with hot/cold water, a small bathroom and audio speakers. To complete the area, a gazebo houses a seating area with armchairs and a comfortable refrigerator. The pool will be open from the last Saturday of April until the first Saturday of October. Possibility of a heated pool from May to October.
