The residence la Colonica is a magnificent property that overlooks the green Umbrian valleys, on the border between Tuscany and Marche. It is a welcoming home rich in history because part of it was built in the modern era, making it a crossing point between the Papal States and the Grand Duchy of Tuscany. The history of its expansion unfolds over four different times, up to its complete renovation in 2012. The view to be enjoyed from the residence is picturesque, full of seasonal colors that adorn the fields and hills. At the entrance of the estate there is a play area with a private soccer field. The house is located in Sansepolcro, a very famous village full of art to which well-known personalities such as Piero della Francesca are linked, who has left extraordinary works visible at the Civic Museum. Also famous are the numerous churches that preserve various Renaissance artistic heritages intact. The geographical position of the house allows you to easily reach other famous city centers, both Tuscan and Umbrian, such as Anghiari, included in the list of the most beautiful villages in Italy, but also famous cities such as Arezzo, Florence, Siena, Assisi and Perugia, known both for their urban beauty and for their food and wine culture, which will make the memory of your stay in this beautiful land unique.

Interiors:
The residence has a double entrance on the ground floor, which allows on the right to access a double bedroom communicating with an additional double bedroom, both with en-suite bathroom with shower (and both have direct access to the outside) and on the left to access an open space with kitchen, living room, dining room and service bathroom. Adjacent to these two entrances is the laundry area. The first floor can be reached from the outside by climbing the stone staircase that leads to the entrance. The first floor consists of a living room and a kitchen and the sleeping area to the right of the kitchen, where we find a double bedroom with adjoining bathroom with shower and three double bedrooms all with en-suite bathroom with shower. The second floor can also be reached from the outside by climbing the stone staircase that leads to a second terrace. On the right side there is a living room. Continuing down the corridor, you reach a double bedroom with en-suite bathroom with shower, a joinable twin bedroom with adjoining bathroom with shower and a divisible double bedroom with en-suite bathroom with shower.
Park:
The park surrounds the entire house and measures about one and a half hectares. Inside the park you can find centuries-old oaks and various vegetative species, garden plants, shrubs, flowers, lavenders and viburnums. In the park there is the swimming pool, visible from the house and at the entrance to the ground floor there is a cool gazebo with sofas and armchairs suitable for reading and for moments of relaxation. For sports lovers, located a few meters from the entrance gate, there is also a play area shaded by centuries-old cypress trees and illuminated at night with a private soccer field, bowling green, ping pong table and table football. In front of the property, outside the gate, there is a parking area with three covered parking spaces with a canopy.

N.B.: Please note that the photo shoots are usually carried out in spring, so the colors and blooms of the gardens, lawns and parks may be different when you enter the villa.
Pool:
The pool is located inside the property's park, is visible from the house and offers a suggestive view because it is surrounded by greenery. It can be reached by crossing the park from the house or by going down the stone staircase adjacent to the main gate. It is rectangular in shape, measures 16 x 8 m and is covered with grey-black PVC. The interior is accessed via a Roman staircase and the minimum depth is 90 cm while the maximum depth is 1.80 m. Where the depth is minimum, it is possible to use an area for children thanks to a net that allows you to close a portion of the pool. It is equipped with hydromassage and both external and internal lighting and the purification system is chlorinated. The surface of the solarium air is covered with travertine mixed with grass, equipped with a gazebo with sofa, sun loungers, tables, umbrellas, chairs, armchairs and an outdoor shower with both hot and cold water. The pool is available from the last Saturday in April to the first Saturday in October.
Animals: Yes, 2 small animals weighing a maximum of 10 kg. The admission of animals to the facility must be authorized in advance by the owner after communicating the number of animals, size and breed.
