Amandula, from the ancient local jargon “màndula”, that is almond: the precious fundamental fruit in the ancient peasant diet whose tree dominated this area. It is the name of this villa built in 2019 with contemporary criteria of zero impact, enhancement of local materials and workers: handmade terracotta, chestnut beams, oak parquet; modern, linear, total white spaces. The light penetrates through the windows deliberately oversized to ensure that everything is animated and pervaded by natural light that becomes a piece of furniture. Amandula is perched on a hill 350 meters above sea level, overlooking a splendid rural landscape, dotted with expanses of olive trees, vines and thick woods bordered on the horizon by the lace of Monte Amiata, an ancient extinct volcano that stands out over the valleys between the provinces of Grosseto and Siena. It is located in a formidable territory where the slopes of the mountain meet and merge with the wild Maremma, which on one side slopes down towards the Tuscan coast and on the other overlaps with the undulating lands of the Val d'Orcia. Interior:
The villa is spread over two levels connected by an internal staircase. From the pergola the entrance opens onto a large and bright open space that houses the living area, with smart TV, overlooking the swimming pool and the Castello di Velona, the dining area and the contemporary linear kitchen with direct exit to the porch. The ground floor is completed by a double bedroom with exit to the garden and a bathroom with shower, both certified to accommodate disabled guests. From the living room a terracotta and masonry staircase leads to the first floor which houses two double bedrooms both with en-suite bathroom with shower and with an exclusive panoramic terrace. One on the swimming pool, the olive grove and the Val d'Orcia and the other on the delightful village of Seggiano. One of the bedrooms has a wooden mezzanine used as a relaxation area.

Park:
The property is located within a 2-hectare park fenced with a large-mesh pastoral network, sloping down and characterized by olive, oak, almond and wooded areas. The 3000 square meters of garden surrounding the villa are lawn dotted with olive trees, lavender and rosemary. The external appliances see a pergola equipped for outdoor dining, a brick barbecue with a comfortable sink and a porch with armchairs and a sofa facing north, therefore panoramic and enjoyable at all hours of the day. The parking is inside the property, at the end of the gravel driveway, 5 meters from the pergola with the entrance to the villa, it hosts up to 3 uncovered parking spaces.NB: It should be noted that the photo shoots are usually made in spring, therefore the colors and blooms of the gardens, lawns and parks may be different at the time of your entry into the villa.
Pool:
The fenced rectangular swimming pool occupies a lower terrace of the villa, from which it is about 30 m away, in a position that opens onto a landscape bordered by the Amiata profiles on which suggestive sunsets are lost. It can be reached from the porch and the parking area by crossing the garden and descending stone slabs. The pool, equipped with an angular Roman staircase, illuminated, covered in sand-colored PVC and with a porous terracotta border, measures 12 x 5 m and has a constant depth of 1.40 m. In the sunbathing area that surrounds it, paved in terracotta and bordered by a frame of lawn and olive trees, there are sunbeds, umbrellas and tables. It is sanitized with chlorine, equipped with a solar shower and will remain open from the last Saturday in April until the first Saturday in October.
Animals: Dogs Yes, Cats no. Acceptance of animals to the facility must be previously authorised by the owner upon communication of the number of animals, size and breed.
