Amandula, from the ancient local jargon “màndula”, that is almond: the precious fruit fundamental to the ancient peasant diet whose tree dominated this area. This is the name of this villa built in 2019 with contemporary criteria of zero impact, enhancement of local materials and workers: handmade terracotta, chestnut beams, oak parquet; modern, linear, total white spaces. The light penetrates through the windows deliberately out of scale to ensure that everything is animated and pervaded by natural light that becomes a piece of furniture. Amandula is located on a hill 350 meters above sea level, which dominates a beautiful rural landscape, punctuated by olive trees, vines and thick woods bordered on the horizon by the peaks of Monte Amiata, an ancient extinct volcano that towers over the valleys between the provinces of Grosseto and Siena. It is located in a formidable territory where the slopes of the mountain meet and merge with the wild Maremma, which on one side slopes down to the Tuscan coast and on the other overlaps with the undulating lands of the Val d'Orcia. Thanks to its private location, inside a farm where extra virgin olive oil is produced, the villa lends itself well to welcoming those who want to lose themselves in a natural and relaxing dimension, in which tranquility and large green spaces are the protagonists. Easily moving from the property you can reach many interesting destinations that characterize the immediate surroundings, ranging from delightful medieval villages such as Abbadia San Salvatore, Arcidosso, Santa Fiora, Montalcino, Sovana or Pienza, to countless thermal sites such as Saturnia, Bagni San Filippo, Bagno Vignoni, to the Tyrrhenian coast and to parks and nature reserves, the jewel in the crown of this beautiful strip of Tuscan territory.

Interiors:
The villa is on two levels connected by an internal staircase. From the pergola, the entrance opens onto a large and bright open space that houses the living area, with smart TV, panoramic view of the pool and the Castle of Velona, the dining area and the contemporary linear kitchen with direct access to the porch. The ground floor is completed by a double bedroom with exit to the garden and a bathroom with shower, both certified to accommodate disabled customers. From the living room, a terracotta and masonry staircase leads to the first floor, which houses two double bedrooms, both with bathroom with en-suite shower and with an exclusive panoramic terrace. One on the pool, the olive grove and the Val d'Orcia and the other on the delightful village of Seggiano. One of the bedrooms has a wooden loft used as a relaxation area. All bedrooms are air conditioned with independent control.

Park:
The property is immersed in a 2-hectare private park, completely fenced with a wide-mesh pastoral net (not designed to contain pets, but mainly designed to guarantee privacy and limit the access of strangers), sloping and characterized by olive trees, oaks, almond trees and wooded areas. The 3000 square meters of garden surrounding the villa are a lawn dotted with olive trees, lavender and rosemary. The external appliances include a pergola equipped for outdoor dining, a built-in barbecue with a comfortable sink and a porch with armchairs and sofa facing north, therefore panoramic and enjoyable at all hours of the day. The parking lot is inside the property, at the end of the gravel driveway, 5 meters from the pergola with the entrance to the villa, it houses up to 3 uncovered parking spaces.
Pool:
The fenced rectangular pool occupies a lower terrace of the villa, which is about 30 m away, in a position that opens onto a landscape bordered by Amiato profiles on which suggestive sunsets can be lost. It can be reached from the porch and the parking area by crossing the garden and descending stone slabs. The tub, equipped with an angular, illuminated Roman staircase, covered in sand-colored PVC and with a porous terracotta border, measures 12 x 5 m and has a constant depth of 1.40 m. In the surrounding sunbathing area, paved with terracotta and bordered by a frame of lawn and olive trees, there are sun loungers, umbrellas and tables. It is chlorine-sanitized, equipped with a solar shower and will remain open from the last Saturday in April to the first Saturday in October.
