The structure is housed in an old renovated agricultural complex, consisting of a main building and an annex, furnished in classic Tuscan style and with air-conditioned rooms. The farm is guarded by a perfectly maintained park and is planted with a garrison of olive trees and the vineyard that frames the large exclusive pool. Within the estate, which covers more than fifteen hectares, from whose land cultivated with olives and vines, an exceptional extra virgin olive oil and the prestigious nectar declined in the qualities of Syrah, Sangiovese and Vin Santo DOC Cortona come to life, which the owners will be happy to taste at the winery adjacent to the farmhouse. Equidistant from Cortona and the famous village of Montepulciano, the position of the farm will allow you to best combine a visit to the many art cities and beautiful historic villages both in Tuscany and in the nearby Umbria region, with restorative stops at the countless thermal establishments in the immediate surroundings (Montepulciano, Rapolano and Chianciano Terme), which represent the peak of excellence of this part of Tuscany.

Il Fitto is located in a farm that covers about 30 hectares. The property's park, delimited for the most part by the vineyard and for the complete and exclusive use of guests, measures about 3000 square meters and develops all around the farm. It is mostly flat, with lawn areas enlivened by roses, olive trees, aromatic bushes and fruit trees, and a large porch that develops at the exit of the living room French window. The porch houses a seating area and dining table covered by umbrellas, and there is also a stone barbecue. The parking area is located just after the entrance gate of the property, a few steps from the farmhouse and the annex. N.B.: Please note that the photo shoots are usually carried out in spring, so the colors and blooms of the gardens, lawns and parks may be different when you enter the villa.
Pool:
The pool is located on one side of the house, in a slightly higher position accessible through a short ramp or a footbridge and is reached in about 15 m. It measures 7 x 12 m and has a constant depth of 1.20 m. The entrance is through the Roman staircase. The inner lining is in clear PVC, is chlorine-purified and is illuminated. The pool area, paved with terracotta and then lawn, is completed by a shower, sun loungers, tables and umbrellas.
