A truly formidable setting where you will bask in the atmosphere that surrounds this property set in a perfect central position just a few minutes from the main road junctions. Just 7 kilometres away is Chiusi, with its shops, motorway exit and train station, but close by are other splendid locations, starting from the famous towns of Montepulciano, Cortona, Montalcino, Chianciano Terme and Pienza up to the Val d'Orcia and to the important art cities of Perugia, Siena, Arezzo and Orvieto.

The property consists of two buildings: the main villa and an annex connected by a wide courtyard paved in terracotta. MAIN VILLA. It has two floors not connected internally but only externally. On the ground floor is the common area: the main entrance leads into the living room, with sitting area, fireplace, sofas, satellite TV and bar, and then into the dining area with table, connected to the fully-equipped professional style kitchen and the area with guest bathrooms, one of which has disabled access. The ground floor is completed by a laundry/ironing room and a bathroom with shower, accessible from the outside. On two sides of the ground floor are two flights of stairs leading to the upper floor with two non-connected suites. The first consists of two double bedrooms (one with divisible bed) and a bathroom with shower, while the second, accessible across a splendid panoramic terrace, has a double bedroom and a twin bedroom (with joinable beds) sharing a bathroom with shower. ANNEX. It consists of four independent suites with separate entrance. On the ground floor the first two, accessible through a wide furnished porch, are composed of a double bedroom and a bathroom with shower (one with disabled access). The last two are located on the first floor, reached by a flight of terracotta stairs at the back: each suite is composed of a double bedroom served by a bathroom with shower. All the suites have a living area with a hidden kitchenette, satellite TV and cable for direct wi-fi connection. In the basement of the annex, and accessible by an external staircase, is a large living area with speakers, video projector and satellite TV which, besides being a cool relaxation area/sitting room, can be used for business meetings or as a conference room. There is a guest bathroom and outside access through French windows.
6,500 sq m of green lawn, alternating with stone and terracotta-paved paths, frame the two buildings and the wonderful outdoor facilities that embellish the property, animated by olive trees and lush bushes of Mediterranean herbs. The fenced-in park stretches over a slightly hilly, panoramic surface with a large covered 8-car parking area at the entrance. Continuing along a slightly downhill path, you come to a wide terracotta-paved courtyard between the main house and the annex with, at the exit of each suite, cool furnished porches and panoramic terraces ideal for convivial moments but also, in the case of large groups, for ensuring moments of peaceful relaxation. Just a few steps away, across a short ramp, you come to a shady terrace perfect for alfresco dining and to a children's area with a playhouse and little slide. The most secluded part of the property, although no less panoramic, is occupied by the wonderful pool and by the tennis court.
In an area of the garden overlooking the open scenic landscape lies the elegant and exclusive swimming pool, about 30 m from the two houses and reached along a slightly downhill paved path across the lawn. The pool, accessible via two metal ladders, measures 7 x 15 m with a constant depth of 1.40 m and has chlorine purification. The edge is in stone and it is lined in sand-coloured mosaic tiles. All around it is the large terracotta-tiled sunbathing area with sunbeds, deckchairs and umbrellas. The pool area is partially enclosed by hedges and fences and has a foot-bath and a cold-water shower. The pool is open from the last Saturday in April until the first Saturday in October.
PRIVATE TENNIS COURT
The private, fenced tennis court is covered in synthetic grass and is of regulation size. It is set in the garden (about 30 m from the house), near the pool area. Racquets and balls are available to the villa guests.
