The property includes the main villa (distributed over three floors) and an annex on two floors, for a total area of about 1,000 square meters. VILLA - GROUND FLOOR - Entrance hall with staircase to the upper floors; living room; bar room (with access only from outside); a second living room; double bedroom (with access only from outside) equipped with a seating area and en suite bathroom with shower; service bathroom and laundry (with access from outside). FIRST FLOOR (divided into two non-communicating wings). The first, with access from an external staircase, consists of: living room; double bedroom with en suite bathroom with shower; double bedroom with adjoining bathroom with shower. The second, with access from an internal staircase, consists of: living room; double bedroom with en suite bathroom with shower; double bedroom with adjoining bathroom with shower. SECOND FLOOR — Four double bedrooms with seating area and en suite bathroom with shower; one double bedroom with king-size bed and en suite bathroom with shower and jacuzzi; two double bedrooms with shared bathroom with shower. The partially fenced property has a wonderful view of Montecatini Alto and Monsummano Terme. The garden, of about 5000 square meters, extends into the plain between green lawns, aromatic plants, fragrant rose gardens and centuries-old trees of various essences, which frame the areas dedicated to outdoor living. A porch, located in front of the annex kitchen and overlooking the pool, is furnished for outdoor dining, with table, chairs and a barbecue nearby. Several relaxation corners invite you to pleasant moments of tranquility, surrounded by nature. Inside the property there is a large outdoor car park, able to accommodate about fifteen cars. Note: in the owners' area there is a chapel that can be visited on request.
N.B.: Please note that the photo shoots are usually carried out in spring, so the colors and blooms of the gardens, lawns and parks may be different when you enter the villa.
Pool:
The panoramic pool is located on the same level as the villa, about 30 meters away, accessible via a lawn path or two stairs. Rectangular in shape; measures 17 x 8 m with a depth of 1.50 m; covered with PVC; five submerged steps for access; chlorine purification plant. The solarium, in travertine and lawn, surrounds it and is furnished with sun loungers, tables, sofas, armchairs, gazebos and umbrellas. The interior and exterior lighting allows night use. Open from the last Saturday in April to the first Saturday in October.
