HOW TO CHECK-IN
Access to the property is allowed only after completing the online check-in, which includes:
registration of all guests,
payment of the tourist tax,
signing of the rental agreement.
The standard check-in window is between 4:00 PM and 8:00 PM.
For arrivals outside this time frame, a €50 surcharge will apply.
If you are arriving within the standard check-in hours, please notify us at least 1 hour in advance, so that our House Manager can meet you at the villa and show you the main amenities.
Late check-ins must be agreed in writing, either via the platform or directly with our office, at least 12 hours in advance, to allow us to properly schedule the House Manager's visit.
Exceptions to the check-in rules may be considered and managed by our team on a best effort basis, depending on availability.
GET YOUR KEY
KEY HANDOVER UPON ARRIVAL
The keys will be handed over by the House Manager only after the guests have completed the registration and signed the contract. In case of need, an emergency procedure is available to allow entry even if the House Manager is not present.
KEY MANAGEMENT
Please handle the keys with care. In case of loss or failure to return the keys, a charge for replacing the lock will be applied, as stated in the general contract conditions, to ensure security.
KEY RETURN AT CHECK-OUT
At the end of the stay, the keys must be returned to the House Manager.
CITY TAX
In compliance with local regulations, a tourist tax of €1.00 per guest per night is applied in the municipality of Lierna.
The tax must be paid before check-in as part of the online registration process.
It applies to all guests over the age of 14, up to a maximum of 7 consecutive nights.
Failure to pay the tourist tax may result in the cancellation of your reservation, as it is a mandatory requirement set by the local authority.
PROPERTY RULES
Smoking is strictly prohibited inside the villa. A penalty of €100.00 will be charged in case of violation.
Unless otherwise agreed in writing, pets are not allowed inside the villa.
If their presence has been agreed upon, it is mandatory to:
Inform us in advance
Confirm and pay any applicable pet fee
It is also strictly forbidden to leave pets unattended in the house or to allow them on beds or sofas.
Unless stated otherwise, quiet hours must be respected from 10:00 PM to 8:00 AM.
This applies especially to the use of outdoor areas (such as garden and terrace), to avoid disturbing other guests or nearby properties.
Any violation will be considered a breach of Article 6 – Guest Obligations.
The rental price is based on conscious energy usage.
It is strictly forbidden to keep heating or air conditioning on with windows open.
According to national regulations and WHO guidelines, the recommended indoor temperature is 20°C ±2°C.
Heating is seasonal and follows both government regulations and common sense.
The swimming pool is freely available to guests, who assume full responsibility for its use.
Special attention must be paid to minors, who must never be left unattended.
Potentially dangerous behavior, such as diving or playing in the water, is discouraged and in any case remains under the full responsibility of the guest.
Pool cleaning may take place in the morning between 7:30 AM and 10:00 AM, carried out by the gardener. The pool cannot be used during cleaning operations.
Guests may use outdoor equipment such as sun loungers, umbrellas, awnings, and mobile covers, provided they do so safely.
In case of strong winds or rain, it is mandatory to close and secure all equipment to prevent damage to people or property.
Any damage caused by misuse or failure to protect the equipment in bad weather will be charged to the guest.
The host provides essential utilities (electricity, gas, water, internet), supplied by third parties.
In the event of malfunctions or service interruptions not caused by the host, the host will promptly contact the service provider.
No refunds or compensation will be issued for issues caused by third-party providers.
Recycling bins are located in the garage.
Please separate waste into the following categories:
Plastic and cans
Paper and cardboard
Glass
General waste (including organic)
Waste should be neatly sorted and placed in the appropriate containers.
Our house manager will collect the waste periodically in the morning before 10:00 AM.
For safety reasons, it is strictly forbidden to use the fireplace or to bring portable electric heaters into the villa.
Any violation will be considered a breach of Article 6 – Guest Obligations.
The villa must be left in good condition. Specifically:
Used dishes and kitchenware must be washed and put away
Any furniture that was moved must be returned to its original position
Please close all doors and windows, and
Notify the house manager when you are leaving so they can conduct the check-out inspection
If anything is damaged or missing, please report it immediately
For any damages, the credit card provided as a security deposit will be used.
Amounts up to €300.00 may be charged directly without further authorization.
Any violation will be considered a breach of Article 6 – Guest Obligations.
For bookings made through platforms (e.g., Booking, Airbnb): payment is processed through the platform. Extra charges or tourist tax may apply if not already included.
For direct bookings:
30% deposit upon confirmation
50% additional deposit due 20 days before arrival
Final 20% payment due 5 days before arrival
Payment is made by credit card, along with guest information entry and contract signing.
Fast check-in is mandatory and must be completed using the provided link.
You will be asked to provide:
Full details of all guests
A credit card (for tourist tax and damage deposit)
Signature of the rental agreement
