HOW TO CHECK-IN
Access to the property is allowed only after completing the online check-in, which includes:
registration of all guests,
payment of the tourist tax,
signing of the rental agreement.
The standard check-in window is between 4:00 PM and 8:00 PM.
For arrivals outside this time frame, a €50 surcharge will apply.
If you are arriving within the standard check-in hours, please notify us at least 1 hour in advance, so that our House Manager can meet you at the villa and show you the main amenities.
Late check-ins must be agreed in writing, either via the platform or directly with our office, at least 12 hours in advance, to allow us to properly schedule the House Manager's visit.
Exceptions to the check-in rules may be considered and managed by our team on a best effort basis, depending on availability.
GET YOUR KEY
KEY HANDOVER UPON ARRIVAL
The keys will be handed over by the House Manager only after the guests have completed the registration and signed the contract. In case of need, an emergency procedure is available to allow entry even if the House Manager is not present.
KEY MANAGEMENT
Please handle the keys with care. In case of loss or failure to return the keys, a charge for replacing the lock will be applied, as stated in the general contract conditions, to ensure security.
KEY RETURN AT CHECK-OUT
At the end of the stay, the keys must be returned to the House Manager.
CITY TAX
In compliance with local regulations, a tourist tax of €1.00 per guest per night is applied in the municipality of Lierna.
The tax must be paid before check-in as part of the online registration process.
It applies to all guests over the age of 14, up to a maximum of 7 consecutive nights.
Failure to pay the tourist tax may result in the cancellation of your reservation, as it is a mandatory requirement set by the local authority.
PROPERTY RULES
Access is allowed only after all guests have completed registration, signed the contract for acceptance, and paid the full amount.
Smoking is strictly prohibited inside the villa. Any violation will incur a penalty of €100.
Unless otherwise agreed in writing, pets are not allowed in the villa.
If pets are permitted, it is mandatory to:
Notify their presence in advance
Confirm and pay any applicable surcharge
It is also forbidden to leave pets unattended inside the villa and they are not allowed on beds or sofas.
Unless otherwise specified, quiet hours must be observed from 10:00 PM to 8:00 AM.
The villa price is calculated based on conscious energy use.
It is strictly forbidden to keep heating or cooling on with windows open.
Recommended temperatures, according to national regulations and WHO guidelines, are 20°C ±2°C.
Heating activation follows seasonal schedules, current regulations, and common sense.
The pool is freely available for guests, who assume full responsibility during use, especially regarding minors, who must never be left unattended.
Potentially dangerous behaviors, such as diving or playing in the water, are discouraged and remain the full responsibility of the guest.
During cleaning operations (which may take place in the morning between 7:30 and 10:00 by the assigned gardener), pool use is not allowed.
The use of outdoor equipment such as sun loungers, umbrellas, awnings, and movable covers is allowed in accordance with normal safety rules.
In case of strong wind or rain, it is mandatory to close and secure such equipment to prevent damage to property or people.
Any damage caused by improper use or failure to secure equipment in bad weather will be the responsibility of the guest.
The host provides main utilities (electricity, gas, water, internet) supplied by third parties.
In case of faults or interruptions not caused by the host, suppliers will be contacted promptly.
No refunds or compensation are provided for disruptions caused by third parties.
Recycling bins are located in the garage.
Please separate waste correctly according to the categories:
Plastic and cans
Paper and cardboard
Glass
General waste (including organic)
Garbage must be left properly sorted in the bins.
Our house manager will periodically collect it by 10:00 AM.
It is strictly forbidden to use the fireplace or bring electric heaters into the villa for safety reasons.
Any violation will be considered a breach of Article 6 – Guest Obligations.
The villa must be left in good condition. In particular:
Used dishes and cookware must be washed and put away
Any moved furniture must be returned to its original position
Observe check-out time, closing doors and windows
Notify the house manager upon departure to allow inspection
Report any damages or missing items promptly
For payment of any damages, the credit card left as a guarantee will be charged.
Amounts up to €300 may be charged directly without further authorization.
Any violation will be considered a breach of Article 6 – Guest Obligations.
