Villa Loredana is a typical Tuscan farmhouse with annex, located in a large garden on the hills near Montaione. Surrounded by rolling hills, vineyards and woods, this 19th-century stone property has been carefully restored to preserve its traditional character, with terracotta floors, beamed ceilings and wrought iron details. The villa, which includes six bedrooms in total, is ideal for families or groups looking for a balance between shared spaces and independent housing. Outdoor areas include two pools, shaded dining and relaxation areas, a barbecue, and a decorative pond at the end of the garden. From the villa, it's easy to explore the villages and vineyards of Val d'Elsa and Volterra, San Gimignano and the Tuscan coast. The owners' house is adjoining but separated by a fence. They do not reside there on a daily basis, but they are available if necessary.

The property consists of a farmhouse (about 270 square meters) and an annex on two levels (about 100 square meters). FARMHOUSE - GROUND FLOOR - Open space living and dining room with fireplace; kitchen with wood oven and fireplace; service bathroom. FIRST FLOOR — Two double bedrooms; master bedroom with en suite bathroom with shower; twin bedroom with joinable beds; bathroom with shower. ANNEX - GROUND FLOOR — Living room with fireplace; bathroom with shower; service kitchen with washing machine and access to a tiled terrace with wooden cover. FIRST FLOOR — Double room with joinable beds; double bedroom; bathroom with shower (without bidet, equipped with hand shower). air conditioning in the bedrooms and in the living room of the house.

Park:
The completely fenced garden covers about 3000 square meters, with lawns distributed on several levels, connected by stone steps and bordered by hedges, cypresses and Mediterranean vegetation. A cypress-lined driveway leads from the entrance gate to the parking area next to the annex. Outdoor spaces include a shaded dining area under a large tree, a stone terrace with colorful plant pots, and a brick barbecue next to the pool. At the bottom of the garden there is a small pond. On-site parking is available for up to three cars.

Pool:
The pool area is located on a slightly lower level than the house and is accessible via a tiled driveway. The main pool measures 12 x 6 m, with a depth varying from 1.20 to 1.40 m; rectangular in shape; covered in PVC; chlorine purification; internal lighting; access via a metal ladder. The adjoining children's pool measures 6 x 3 m, with a constant depth of 0.50 m. Both pools are surrounded by a light-colored stone solarium, equipped with sun loungers, umbrellas, tables and ornamental elements. A shower is available in the pool area. The pools are open from the last Saturday in April to the first Saturday in October.
